Title: Heritage makeover and 750sf addition

Description: This old-timer character house in a prime Kits neighborhood had been a rental and had been divided up into many small suites.  The new owner’s needed a nice house for their growing family and wanted a legal suite either for the nanny or to rent.  The house was listed as a heritage “B” and required all exterior work to be kept to the original period.  The owner’s wanted the inside to have all period restorations done whilst adding an addition of 750 on 3 levels.

Project challenges: old foundations were not adequate and required special care when adding the new plumbing and perimeter drainage, the front porch was totally structurally deficient and need much work, the original boiler and much of the piping in the basement contained asbestos which had to be specially removed as a hazardous material, the house had settled differentially to the east and floors were all out of level, all interior trims and flooring had to be made from clear fir, many of the exterior trims had to be custom milled to match up with the originals as well as the window trims which were unique to this house. Much of the exterior trims had decayed over the years and had to be restored.

Owner Objectives: The owners wanted to add several balconies with slate exterior floors which were located over living space presenting unique building challenges.  An all new high efficiency heating system and tankless water heater helped to upgrade the house and make it comfortable to live in.

Outcome: A  beautiful restoration and addition were added to this fine old home.
