House Makeover 2

Title: House Makeover and complete second floor tear off.

Description: The upper floor of this house was torn off and a new fully dormered floor and hand-cut roof added. The main floor configuration was redone to optimize the layout and the basement was redone.

Project challenges:
In order to add the new second floor and new roof the structural engineer required many structural upgrades to be installed through the main floor and down into the lower level. As a result, much of the basement had to be torn up to add new concrete footings, columns and beams.  The roof line in the rear was not tall enough to accommodate full head height in the new walk-in shower.  Castle Creek Contracting applied to the City and acted on behalf of the owner to get proper allowance from the City to increase the height of the new roof.  This gave bonus height to the rest of the upper floor and further opened up the view to the mountains, English Bay and the downtown skyline.

Owner Objectives: This old-timer character house perched on a hill in Point Grey had an incredible view if only there were some windows on the second floor facing the north.

Outcome: A  beautiful restoration and addition were added to this fine old home.
